THE MANSION:  This Greek Revival Style home, built in 1946, is located on a 43 acre tract including farmland, residential lots and forest -  all within or contiguous to the town of Hemingway, SC  - a rural area known for hunting, fishing, golf, great food and the annual Shag Festival and is only 36 miles from Georgetown and coast.

The total area is almost 5000 square feet: About 2518 downstairs in the main house with 1620 upstairs and about 792 above the garage for a total of about 4930 square feet. The main house (about 4000 square feet) has had central air conditioning (what would be called a geothermal pump and dump system today) since it was built in 1946 so it was not "retrofitted" as might be assumed.  The  A/C system has been replaced several times over the past 70 years and now consists of two Trane air cooled heat pumps each of which serves one floor.  The infrastructure for the geothermal system (well and canal discharge line) is still in place and the home has 3 phase power which would make conversion back to the most efficient geothermal VRF HVAC system attractive.

The House will be offered at Auction on the 1.6-acre tract that includes the grounds, pool and garage.  The surrounding 41-Acres +/- will be Auctioned as a separate parcel (See Below).  The House is being sold without reserve.  Breaking up the Estate would be a shame, so  bidding on “The House” and “The Surrounding Land” will end simultaneously and there is a five minute soft close, meaning any bid entered within 5 minutes of the end of the Auction will extend bidding on both parcels by 5 minutes. In this way, one who wishes to buy both has ample opportunity to do so.

Very few places remain with such a magnificent home centered on over 40 acres "near the center of town".  This property could be ideal as a stately private residence and gentleman's farm with convenient access to schools, recreational facilities, and shopping literally "blocks away" but it also has residential development potential if less land is desired.

THE SURROUNDING LAND:  The 41 +/- acre tract is shown on the land maps of Williamsburg County as five contiguous smaller tracts:

Tract #  08-017-035                                 1.5  acres
Tract #  24-017-076                                 2.3  acres
Tract #  24-017-087                                 3.0  acres
Tract #  24-017-098                                 1.1  acres (to becomes .85 acres after transfer to neighbor)
Tract #  45-466-002                               33.8  acres

All of the 41 +/- acre tract is within or contiguous to the town and could therefore be voluntarily submitted for annexation if desired.  It already receives water and sewer service from the town and those lines are on the same side of Highway 41 as this land making connection far less expensive than for land on the other side. The land is currently farmed but if ever converted to residential use the location of water and sewer lines will be a significant benefit.

All tracts in this parcel are taxed currently as Agricultural. Three of these tracts have frontage on Highway 41 and if not used agriculturally as they currently are, they could easily be re-zoned for commercial use on this very busy 4-Lane major artery.  A Timber Cruise has just been completed and the Appraisal is just at $30,000. The Appraisal is available in downloads (see below) or can be seen here. The addition of this surrounding land to the home-site creates a remarkable Southern Estate that cannot be easily matched.

The 7.6-Acre Commercial/Agricultural Tract near the Food Lion Shopping Center:  North of the House, nearer the center of town and across from the high school and athletic fields is the 7.6 acre tract currently tilled and taxed as agricultural.  It lies just east of the Food Lion Shopping Center and has obvious future development potential.  A $200,000 option to purchase the property expired recently due to re-zoning approvals for multi-family usage, but the potential is self-evident with this property and the right kind of future development. Do not let this opportunity pass you buy – bid your price at Auction!

The Corner Commercial Lot:  Located in the Central Business District at the corner of Andrews and South Lafayette Streets, this .2-Acre (50’ X 125’) street to street commercial building lot has great potential for future development.  What’s more it is offered with NO RESERVE!  Bid with confidence.

This is an Estate Liquidation ordered by the Personal Representative due to multiple heirs.  The Estate is highly motivated to liquidate all estate owned properties in this Auction.
