Total County Taxes in 2021 for BOTH tracts was $858.78. This rate is due to a reduction based on forestry use of the aggregated property. The 12.4 Acre adjoining lot is $50,000. The main advantage to keeping these two lots together, aside from privacy and security, is that we have the property under the Wilkes County Tax Department “Use Value Assessment Program” (Forestry) which significantly lowers the taxes on both parcels. It requires 20 or more adjacent acres, and so that treatment would be lost if the parcels are broken up. The Management Plan can be continued by the new buyer if application is made within 60 days of purchase.

The cabin is being sold furnished as you see it with a few exceptions: most wall hangings and personal items, the generator parked out front, the gas grill, wine fridge, tool box, hammock and stand, ladder in closet and chain saw/tools in laundry room. Also, the ATV under the porch will not remain. I have listed the Generator as a possible add-on. It is a Wacker G-25 diesel which generates about 21KW and easily powers the whole house.
